It's Up, Down, and All Around for Hamilton County Home Sales

Has the Hamilton County housing market recovered? Hard to say, exactly. Good news mingles with not-so-good in the Hamilton County real estate report for August 2011.

On the positive side for Hamilton County home sales, August 2011 Closed Sales jumped 24.1 % from the same time frame a year ago. Overall, Closed Sales are up 18.6 % over the past three months as compared to June - August of 2010.  Inventory Supply for August 2011 was at 8.8 months, which is down 6.38% from the previous month (July 2011) and virtually unchanged from August a year ago. More good news!

Not-so good news is that the August Median Sales Price and Average Sales Price are down from July of this year, as well as from August of 2010. Percent of List Price Received at Sale also dipped, although marginally.

So has the Hamilton County real estate market recovered. Obviously not quite. But there are signs that it could be on its way! Check back for housing market reports for Carmel, Fishers, Noblesville and Westfield.
