It’s officially spring! And that means if you’re planning to SELL your Hamilton County home it’s also officially the best time of year to put it on the market. Of course everyone else who has been contemplating selling will also be putting their home on the market. The competition will be intense - make no mistake. So what can you do to make your home stand out? Plenty! Here are some tips for preparing your Hamilton County home for sale:
#1. Change your mind – or at least your mindset. It’s no longer your home you’re preparing for sale. It’s a house. Which will soon (hopefully) be home to someone else. The more quickly you accept that fact, the more easily you’ll be able to put the following tips into action!
#2. Pack it up and put it away. Everyone knows that preparing your house for sale means decluttering and depersonalizing. But the truth is that it’s a lot easier said than done. For one thing, at least some of your “stuff” has sentimental value and is what makes your house feel like home. If you’re feeling too emotional to undertake this task, refer back to Tip #1 immediately! Decluttering and depersonalizing can also be overwhelming. Where to begin? Start by donating or pitching anything you haven’t used in more than a year. You’ll be amazed at how much stuff that really is! Next, clear off all countertops. Sorry, but buyers don’t want to see your toaster/mixer/blender and collection of rooster knickknacks. While you’re at it, pack up 90 percent of the knickknacks throughout your house. This includes family photos. Having a hard time? Take a deep breath and refer back to Tip #1!
#3. Make meaningful updates. Remodeling and upgrading is useless as a selling point if the outcome is polarizing. You may love the color blue, but there’s a good chance most buyers won’t. So skip the blue carpet or bathroom tile for something neutral but elegant, and save your favorite color for decorative accents you can take with you. Remember, too, that no matter how capable you think you are, most home improvement projects are best left to professionals.
#4. Make it sparkle and shine. A thorough cleaning will do wonders for making your house appeal to buyers. After all, who wants to look at someone else’s dirt and grime? Pay particular attention to windows (inside and out), bathrooms, and the kitchen.
#5. Pick the right price. This is a true story: Two houses directly across the street from each other recenlty went on the market at almost exactly the same time. One house is currently pending. The other is still for sale. The difference? About $30,000. Both homes are comparable in square footage and updates. Only one was priced right.
